| Description of Services: We are a rental cottage available for nightly, weekly and monthly stays. (Reduced rates apply for longer stays.) During your stay you will have the WHOLE house to your self. Plush, line dried (weather permitting) bedding and bath linens are provided for you. Breakfast foods are stocked in the kitchen for your convenience. We can accommodate 6 adults comfortably. A fire ring in the yard lets you have great family time around the campfire at night. We are located in Tioga County PA, 7 miles northeast of Mansfield PA, nestled in farm country surrounded by wooded hillsides. We are off the beaten path, but not too far. |

| The Whitetail - bedroom features a breathtaking Whitetail Deer theme: A queen sized bed for mom and dad and built in bunk beds for the kids. Both feature plush bedding and linens with plenty of pillows to make your stay comfortable. An in-room sink helps the whole family get ready for the day at the same time. If you look out the window of this bedroom at the right time of day you may very well see deer or turkeys grazing in the nearby meadows. |
| Grandfather's Creel - This bedroom features an exquisite fly-fishing theme, complete with décor from both Shelly and Steve's grandfathers’ fishing days. A full size bed with cozy bedding, linens, and pillows makes this a great get-away for couples. If you are a fisherman, a one minute drive will have you on the banks of a well stocked trout stream. |

| How to find us from Downtown Mansfield: You'll take Rt. 6 East 1.8 miles and then make a left turn onto Rt#549. This is a small winding country road. You will go exactly 5 miles out this road and then take a hardtop left, like a "Y". Immediately slow down and put your left signal on. You will see our guest house there on your left. It is a cocoa beige color with green trim. You can pull in and park right by the mailbox. |

| Policies: Guests staying 3 nights or more will be required to sign a simple agreement covering damages and/or excessive cleaning following their stay. We ask all guests to leave our Cottage in the same condition as they found it upon check-in. This means basic clean-up. Guests may choose to pay for cleaning to be done for them at a rate of $25 / hour. Any guests leaving the cottage in an undesirable condition who do not 'request' cleaning services prior to check-out will be "awarded" cleaning services involuntarily at the rate of $25 / hour. Cancellation Policy - We do not offer cash refunds but we will happily credit you toward a future nights stay. |
